Gregory W. Whalen - President
Greg brings 33 years of real estate industry experience to the helm of MertonWinn Capital, Inc.
His credentials include a wide range of involvement in the fields of real estate development,
brokerage, marketing, consulting, finance, asset management, construction management, and property
management. In 1991, Greg founded Seaboard-Whalen Real Estate Management, Inc., a third party asset,
property and construction management firm. Today Seaboard-Whalen is the largest third party commercial
management firm based in Portsmouth, NH with a portfolio that extends from the NH seacoast, to Concord,
Manchester, Wilmington and Boston, MA.
Prior to Seaboard-Whalen, from 1981 to 1991, Greg was co-founder and a principal of Weeks, Whalen and
Gamester, a multi-disciplined real estate commercial and residential
brokerage, management and development firm headquartered in Portsmouth. Before that, Greg was
Vice-President of Shanley Realtors from 1972 to 1980, the premiere residential and commercial brokerage
firm in the southern Maine and NH seacoast area, at that time.
Many of the Portsmouth area's pioneering real estate commercial and residential development projects
bear Greg Whalen's trademark, such as Noble's Island, a mixed-use residential and office
condominium park, The Woodlands, a 137 lot single family residential subdivision,
55 Congress Street, a mixed use residential and retail mid-rise condominium building,
Harbour Place, a 110,000sf office building, and 273 Corporate Drive,
Pease International Tradeport, a 100,000sf R&D/office building.
Richard M. Cyr - Vice President
Richard is an energetic entrepreneur with extensive experience working with and advising over 150
companies. He brings a thorough knowledge of successful marketing, sales and business management
expertise to the table. Co-founder and President of "Cyr & Knowles", a full-service advertising agency
which specialized in real estate development marketing; the firm has provided Integrated Marketing Communications
services since 1987. Known for his result oriented approach, Richard developed a proprietary methodology
of developing and implementing marketing plans, giving clients the ability to track results and maximize
their return on investment. With Richard as President, "Cyr & Knowles" consistently ranked in the top 1%
of most profitable agencies for its size throughout the country and won multiple professional awards
over the span of its existence including six national, four regional, and twenty-eight state wide for marketing excellence.
