Strategy & Methodology
MertonWinn Capital Funds creates real estate investment partnerships (REIPS) that allow individuals to
invest in the control and permitting of residentially zoned land for resale to local, regional and national
home builders. We focus on capturing the increased value associated with land which, post development,
is identified as offering a high yield by generating a return on investment well in excess of acquisition
and development costs. For these projects we seek out the right blend of location, quality, market demand
and the immediate sale to specified consumer and builder markets.
These funds are directed at turnaround property investments with a projected transaction lifespan
of less than one year. The strategy is to reduce the potential long term risk of ownership and
market fluctuations in exchange for accelerated equity buildup. Turnaround investments are by
their nature, high yield transactions over a much shorter period of time.
Windover Capital Fund
Windover Capital Fund opened in March 2005 and closed in April 2005. It was established to
capitalize on an opportunity to convert a NH lakes region property into estate-size lots with
direct lake frontage and waterfront access.

MertonWinn Capital Fund I
MWCF I opened in April 2005 and closed in May 2005. It was established to capitalize on turnaround
properties located in the exclusive and high demand single family housing market of Hillsborough
County, NH.
